Container homes and backyard ADUs, built and delivered
Turnkey and shell container dwellings, for a guest suite, a rental, or extra living space on your lot.

Built for the job
Move in faster than a build
The unit is factory-finished off-site, so it sets in weeks, not months. The tradeoff: site utilities, a level base, and permits still have to be ready before move-in.
Steel shell, insulated to live in
A welded steel structure resists rot, pests, and weather. It conducts heat and cold, so it needs proper insulation and condensation control to stay comfortable.
Shell or turnkey
Choose a finished unit for convenience or a modified shell you fit out for control over layout and finishes. Shells cost less up front but ask more of you on-site.
Sized 20ft to 40ft
A 20ft unit suits a studio or office-bedroom; a 40ft unit suits a 1-bed. The interior is about 8ft wide before insulation, so layouts run narrow and linear.
Set on footings, no full slab
Most units sit on footings or piers, so there is less groundwork than a poured foundation. A sloped or soft lot still needs leveling and proper bearing points.
One itemized quote
We price the unit plus delivery with no hidden fees. Utility hookups, the level base, and permits are separate costs you handle with local trades.
More living space without a ground-up build
You need more room: a guest suite for visiting family, a rental that earns its keep, a home office with a bed, or a small place for an aging parent close by. A conventional addition or a detached cabin means months of framing, weather delays, and a contractor on your lot for the duration. A container home gives you the structure already built. A backyard ADU, an accessory dwelling unit, is a second smaller home on the same lot as your main house, and a converted shipping container makes a sound, predictable shell for one.
Turnkey and shell units, delivered to the lot
We supply container homes and ADUs two ways. A turnkey unit arrives close to move-in ready, finished off-site, so most of the on-site work is connecting it. A 20ft container home with water tank and a 20ft container house, turnkey both land as compact, finished dwellings. A shell is a modified box you fit out yourself or with a local contractor when you want control over the layout and finishes. Either way, the unit is delivered to your address; you keep ownership of site utilities, the base, and permits.
What you get, and what stays your job
The advantages are real and so are the conditions. The build happens off-site, so a unit sets in weeks rather than the months a stick-built addition takes, but the schedule that governs your project is permitting and site prep, not the box. The steel shell resists rot, pests, and weather, yet steel conducts heat and cold, so insulation and condensation control are what make it livable, not optional extras. Most units sit on footings rather than a poured slab, which cuts groundwork, though a sloped or soft lot still needs leveling. You get one itemized quote for the unit plus delivery with no hidden fees; utility hookups and permits are separate line items you handle locally.
Where a container home fits
A backyard ADU or rental works when local zoning allows it and you want a second income or housing for family without a full build. A guest suite suits a finished 20ft or 40ft unit set discreetly to the side of the house. A home office with a bed turns a small unit into a quiet workspace that doubles as an overnight room. A remote cabin uses the steel shell and off-site finish to land livable space on land where trades are hard to schedule. For a full 1-bedroom layout, a 40ft container house with kitchen and washroom or a 40ft prefab modular container home gives you separate living and sleeping areas.
Looking for a specific finish, a 40ft living container house and a 40ft prefab container house round out the larger options. To weigh costs, permits, and whether one fits your situation before you commit, read our container homes guide.
A note on permits and zoning
ADU and dwelling rules vary by city, and some areas restrict size, setbacks, or whether you can rent the unit. A container home is held to the same building code as any house, verified by inspections. Confirm with your local planning department that a container ADU is allowed on your lot before you buy. This is general guidance, not legal advice, and your city and any HOA covenant are the final word.
Frequently asked questions
Can I rent out a container ADU?
In many cities, yes, but rental of an ADU is exactly the kind of rule that varies by jurisdiction. Some areas allow long-term rentals, others restrict short-term stays or owner-occupancy. Check your local ADU ordinance before counting on rental income. This is general guidance, not legal advice.
Do you deliver and set the unit?
We deliver to your address and check site access and clearance before delivery, meaning the straight, obstacle-free run the truck needs to position and unload. Lighter units slide off a tilt-bed, also called a roll-off truck, at ground level with no crane. A heavy or fully finished cabin may need a crane to place; we confirm the method for your unit and site up front.
Is the unit ready to live in on delivery?
A turnkey unit arrives finished inside, but it is not livable until utilities are connected, the base is set, and inspections pass. A shell needs full fit-out first. Plan the site work and permits alongside the order so the unit is usable soon after it lands.
